ZOM Living’s Powers Road Residences is poised to become a defining multifamily development in Westford, Massachusetts. Situated at 37 Powers Road, this 530-unit community spans 35.62 acres and represents the largest proposal to date under the state’s MBTA Communities zoning law. The project is structured in two phases: Phase I will deliver 330 units, followed by 200 units in Phase II, with full build-out anticipated by 2028.
The development plan includes five residential buildings complemented by a central amenities hub, all interconnected through landscaped greenways and pedestrian pathways. This design aligns with Westford’s progressive housing strategy and positions the project to potentially benefit from infrastructure grants via the MBTA Communities Catalyst Fund.
Westford’s multifamily market has seen increased investor interest, exemplified by Bell Partners' acquisition of the 240-unit Bell Westford apartments for nearly $90 million in December 2020. This transaction underscores the area's appeal and the growing demand for high-quality rental housing.
The town's proximity to major employment hubs and its inclusion in the MBTA Communities initiative make it a favorable environment for multifamily development, as it is commuter-friendly.

A 10-foot-wide paved trail perfect for biking, walking, and inline skating. It currently spans over 15 miles and connects several communities in the region.
Westford Center Historic District
This area features architecture dating back to the 18th century, including the Federal-style First Parish Church and the Italianate Westford Town Hall.
The Butterfly Place
An indoor garden filled with hundreds of butterflies from around the world, offering an educational and serene experience for visitors of all ages.
