The development comprises two buildings:
Commercial Building: A 12-story structure designed to accommodate life sciences laboratories, research and development facilities, and office spaces. The building will feature flexible floorplates ranging from 25,000 to 40,000 square feet and a rooftop outdoor amenity space.
Residential Building: A 7-story building offering 88 mixed-income apartments, including studios, one-bedroom, two-bedroom, and three-bedroom townhomes. The design includes rooftop outdoor space with views of the Boston skyline.
The architectural design is led by SGA and Preston Scott Cohen Inc., with landscape architecture by Mikyoung Kim Design.
Affordable Housing: Of the 88 residential units, 74 are income-restricted, with a portion designated as deeply affordable. This exceeds the city's standard requirement and aims to support economic diversity in the neighborhood.
Public Realm Improvements: The project includes the creation of new public open spaces, wider sidewalks, and new street trees. An elevated walkway will connect the development to the Everett Street Bridge, enhancing pedestrian access between Braintree Street and Lower Allston.
Transportation Contributions: The developers will contribute $133,206 to the Boston Transportation Department to support the city's bikeshare system and $88,000 to the Parks and Recreation Department for nearby Penniman Park.
